This Baby Sold So Quickly, Your Head Will Spin

On Friday afternoon I was surfing the Key West MLS and saw a brand new Key West Real Estate listing that was “too good to be true”.
A bank-owned piece of Old Town Key West Real Estate that was a bank foreclosure. We don’t see many Key West Foreclosures in Old Town Key West so I immediately went to see the property. The home at 716 Olivia had been renovated during the past 3 years and was about 95% done. I knew the property and knew what a deal it was. I immediately contacted one of my clients and told them: “Act Now, It Won’t Last”
I know that sounds cheesy. How many times have you heard a Key West Realtor say…it won’t last.? Well this one did not last. The property received two offers. A full price offer from one of my clients and an “above” full price, all cash offer, close in one week from another client….of course cash is King in Key West Real Estate! The other client I called did not jump on this and unfortunately lost a real opportunity to own a gorgeous parcel of Key West Real Estate. The property is now under contract, a whopping 72 hours after it was listed.
There is a great lesson to be learned here:
If you are serious about buying Key West Real Estate be ready when your Key West Realtor calls to jump and make a decision. My clients know that when I say something, I don’t say it lightly and in this case, unfortunately my client lost out. Have your bank pre approval ready or have the cash in the bank with a verified source of funds. This will help put you at the “front of the line” to purchase your Key West Home For Sale.
A few months ago, another client I was working with listened to my advice and picked up a great Key West Home in the Casa Marina section. This home had been listed for over 2.7 million dollars and my client picked it up for a cool 1.5 million. Recently, yet another client picked up a Key West Home for $650,000 originally valued at over 1 million. There were other offers coming, but ours got in first and was a clean offer, so our client won again because they did not hesitate.
There are some great Key West Real Estate deals on the market today. They are not all bank owned, but there are some homes priced so well that you can obtain the same savings without the frenzy involved in buying bank owned properties in Old Town Key West. Every client has a different tolerance for the process and it is very individualized.
